In Melbourne, plan maintenance around the seasons: clear gutters and check seals before winter rain, service cooling and check external timber before summer heat, and use the milder shoulder seasons for painting, repairs and general tidy-ups.
Autumn (March–May): prepare for winter rain
Melbourne's wettest months follow autumn, and blocked gutters or tired seals are the most common source of avoidable water damage. Clear gutters and downpipes once the deciduous leaves have dropped, check that downpipe outlets flow away from the building, and look over external door and window seals before the first sustained cold snap.
Winter (June–August): manage damp and draughts
Cold, damp weeks expose weak points inside the home. Watch for condensation on windows, musty smells in wardrobes and ensuites, and small paint blisters near skirtings — all early signs of a moisture issue. Test smoke alarms while heating is running heavily, and check that weather strips on external doors still make good contact.
Spring (September–November): reset after winter
Milder, drier weeks are the best window for external touch-up painting, minor timber repairs, fence and gate adjustments, and any small carpentry that needs paint or sealant to cure. It is also a sensible time to book a service on split-system air conditioners before the first hot spell.
Summer (December–February): heat, UV and storms
Sustained heat and strong UV shorten the life of external timber, sealants and older paint. Check pergolas, decks and window frames for cracking or lifting paint, keep vegetation trimmed back from the building, and after summer storms walk the perimeter to look for lifted tiles, dislodged flashings and blocked gutters.
All year: safety and access items
Some items are not seasonal. Test smoke alarms monthly, replace 9V backup batteries yearly, and keep pathways, steps and handrails in good repair year-round. Fixed electrical and plumbing work is regulated in Victoria and must be carried out by an appropriately licensed provider — a general handyman can help identify when that applies.
